A used Rebel would get you more bike for little money, but get the Heist. The Rebels are sweet and I've seen some awesome bobbers come from them, but not without a considerable amount of work. Unless you spend $$$ on the Blue Collars Bobbers kit and just bolt it all on.
The mods you want to do hardly sound like "butchering" I wouldn't sweat it. I would probably skip wiring inside the frame and concentrate on just cleaning up the electrical at the front of the bike. Some smaller switch pods with the wiring run inside a new set of bars, done deal.
The fenders can be chopped in an hour with a cut off wheel. Spray bomb everything flat black. I've seen bikes from PIT motors with red powdercoated wheels, I'm sure you could have them done black.
The Heist is a great first chopper. The Rebel is a great first bike. I can tell you're not going to ride either one stock for very long. The Heist is made for a first timers butchering.

Last friday and saturday were my first times ever on a bike and it was tha Heist, I had no trouble manuevering the bike and I'm a bit taller (about 6' tall, 160lbs).
Sounds like you've got a vision pereill, can't wait to see what you come up with.
As far as that dealer not being listed on CCW's site, I wouldn't worry too much. The bike I bought last week was from a place not yet listed on CCW's page either, but it was brand new. I'd make sure the machine you're buying is also new...or ask for a discount since it's got miles on it, never hurts to ask.

Actually the bike I would pick to bob would be a Suzuki Savage 650. 650cc and air cooled and nice and simple. But a Heist is a good choice.

Hell man the Heist is my Love, the wife calls her the other woman. I think she is close to perfection and have 1 or 2 other mods in mind but need to wait and see

Finally got out for my second ride last night, it was the first time I'd been out on a country road where I could really open it up. I was at 60 pretty easily and felt I could still push faster...but it was probably one 60 degrees out and started to get pretty chilly at that speed. The thing is an absolute blast to ride and definitely turns heads. Plus I got my first motorcycle wave last night from another biker, haha.

Had a couple guys tell me thats a neat old Triumph with a Harley tank today.
